Basement Development in Calgary
Most Calgary homes sit on a full basement. We turn that concrete shell into rooms your family actually uses, framed, insulated and finished properly.

What basement development involves
Basement development means turning an unfinished basement into finished living space: new walls, insulation, drywall, flooring, lighting and trim. In Calgary it usually needs a building permit, because it adds walls, electrical and often plumbing.
Who it’s for
- Families who need a rec room, bedroom or home office
- New homeowners finishing a basement the builder left bare
- Owners planning a basement suite (see the note on suite rules below)
What the work usually includes
- Layout planning and measurements
- Framing and insulation of exterior walls
- Drywall, taping and texture
- Ceilings, doors, trim and finishing
- Coordination with the electrical and plumbing trades your plan needs
Planning a basement suite?
Calgary changed its rules for secondary suites on August 4, 2026, and published sources still disagree on which suites need a development permit. Check the City of Calgary’s current information on suites ↗ before you design one, and ask us how it affects your plan. As of October 2026.

Basement questions
Do I need a permit to develop my basement in Calgary?
Usually, yes. The City of Calgary requires a building permit for basement work that adds walls, electrical or plumbing. Your written contract should say who is responsible for getting permits and booking inspections.
Can you build a legal basement suite?
A legal suite needs its own kitchen, bathroom and sleeping areas, safe exits, smoke and carbon monoxide alarms and fire separation, and it must meet the City's current land-use rules. Calgary changed its suite rules in August 2026, so check the City's latest guidance first. Ask us and we'll talk through your plan.
